The process

Four stages from land to keys


Each stage ends with something you can hold: a written appraisal, a costed specification, a signed contract, a completed home.

Stage 01

Appraisal

Site visit, constraints, planning position and an honest view of what the plot will carry — before anyone spends money on drawings.

Stage 02

Design & Cost

Design coordinated with architect and engineer, a written specification and an open-book cost plan you can interrogate line by line.

Stage 03

Build

Groundworks, structure, envelope, services and finishes on an agreed programme, with weekly reporting and written variations only.

Stage 04

Handover

Commissioning, building control sign-off, warranty documentation, a walked snag list closed out, then a defined aftercare period.

Contracts & compliance

Clear terms. Proper paperwork.


Every project runs on a written contract with a defined scope, programme and payment schedule. We work to recognised industry forms, carry the insurances a principal contractor should carry, and keep records that stand up to scrutiny — from a lender, a building inspector or a future buyer's solicitor.

Contract form, payment terms, retention and warranty provider are agreed in writing before works commence. Insurance certificates and health and safety documentation are available on request.

Design & Build

We hold both design and construction. One contract, one programme, one party accountable for the finished house.

Model 02

Fixed Price Build

You arrive with a fully designed scheme; we price it against the drawings and specification and build to a fixed sum.

Model 03

Negotiated Contract

Open-book pricing with an agreed margin — suited to complex sites and clients who want visibility of every cost.

Communication

You will always know where the job is.


A weekly report covering progress against programme, spend against budget, decisions we need from you and anything that has changed. No chasing, no vague answers, and no discovering a problem at the point it becomes expensive.
